I believe the high-end waterfront home sector in Miami Beach will be the story of 2010.  Here’s why:  Inventory is way up, homes have been sitting on the market for record amounts of time, and number of real estate transactions are way down.

Miami Beach condos have been pummeled in the media for years.  Prices have dropped big time, except for the South of Fifth neighborhood.  Inventory is decreasing and number of transactions are up—way up.  Not the same for waterfront Miami Beach homes.

These pictures are from the newly-opened Mei Miami Beach.  “Mei” (pronounced “May-ee”) is an Asian “themed” (notice I put “themed” in quotes) condominium located at 5875 Collins Avenue in Miami Beach.

Ya’ll can go on and say whatever you like about Miami Beach real estate.  If pics are worth 1000 words, then, “Alex, I’ll take “Mei” for 2000, please.”

Just a little note on the above photos-  they were taken today, completely un-retouched and were not staged.

The developer recently reduced prices, substantially.  I think that “Mei” may mean “value” in Mandarin (Oh man, I’m laughing so hard! I’m hot tonight!).  Seriously, though, for the quality and location of this project–you’ll be hard-pressed to find a better deal on Miami Beach.
