		<description>Great ideas for sellers to ponder. I wanted to add that many sellers do not want to list their homes at market value or less because they fear that they will get low-ball offers.

I tell my sellers that it is better to get  low ball offers than not to get any offers at all! A low ball offer is a starting point for negotiating a better offer, which both parties can agree upon. I can&#039;t tell you how many low-ball offers I have helped negotiate higher prices  for my sellers. If a buyer is willing to put an offer in writing and submit a mortgage prequalification and escrow deposit, then they are a serious buyer. Price your home closer to your bottom line and it will sell twice as fast your competition at an even higher sales price!!</description>
