I wanted to add that many sellers do not want to list their homes at market value or less because they fear that they will get low-ball offers. I tell my sellers that it is better to get low ball offers than not to get any offers at all! A low ball offer is a starting point for negotiating a better offer, which both parties can agree upon. I can't tell you how many low-ball offers I have helped negotiate higher prices for my sellers. If a buyer is willing to put an offer in writing and submit a mortgage prequalification and escrow deposit, then they are a serious buyer. Price your home closer to your bottom line and it will sell twice as fast your competition at an even higher sales price!! Great ideas for sellers to ponder.
