I recently had a client who purchased a large condominium in South Beach. While doing my research on available inventory of like/kind units in the neighborhood, I came to dissect each one of the luxury buildings to find out how many units were comparable to my buyer-client’s unit. Here are some interesting real estate tid-bits about large units (over 2500 sq. ft.) in luxury condos in South Beach:
There are a total of 173 units with over 2500 sq. ft. in a total of six buildings:
Continuum on South Beach-South Tower-44
Portofino Tower-13
Murano at Portofino-36
Murano Grande-60
ICON South Beach-4
Il Villaggio-15
Now, in just a few weeks, Apogee South Beach will add 67 condos and Continuum South Beach-North Tower will add approximately 40 condos over 2500 sq. ft. to the South Beach real estate condo inventory.

Hi Kevin, Is there going to be a problem with Continuum II closings now that Eichner is in default on the Cosmopolitan contruction loan in Las Vegas. It seems that closings have been delayed…could this lead to trouble with the Continuum closings since DeutscheBank is involved in both. Thanks!

Alex,
Yes indeed it could. The Continuum projects have been painfully slow to get built. Some of my clients who have seen their units in Continuum II (or the North tower)have given them surprisingly glowing reviews.
Apogee started closings this week! I believe that Apogee started almost two years AFTER Continuum-North. Amazing, no?

Also, Kevin did you read the article in today’s New York Times’ business section on how a homebuyer is suing her agent because her home’s value dropped after purchase. Ouch! Here is the link to the article entitled: Feeling Misled on Home Price, Buyers Sue Agent:

Michael,
Yes I did, but I do appreciate the link. It will be very interesting to see how this case goes down.
